11-Month Warranty Inspection

Mold Inspections

Ensure your home is a healthy home. A mold inspection identifies moisture problems, air quality, and any areas of the home with high spore counts. Samples are taken by air, swab, and tape.

I offer engineering services through a partnership with Noble Engineering Services. Engineering services include Foundation Evaluation, Monile Home Structural Engineering Inspections, Inspection Review, Cost Segregation Analysis, Load Bearing Wall Evaluations, Damaged Truss Evaluations, & Defect Cost Report.

1. What exactly are "Ancillary Services"?

In the inspection world, "ancillary" refers to any standalone or add-on service that requires specialized equipment, additional training, or lab analysis. This includes things like Radon testing, Sewer Scopes, Mold sampling, and Thermal Imaging. These services address specific environmental or hidden structural risks that aren't covered in a standard "visual-only" inspection.

2. Are these services required, or just "nice to have"?

While usually optional, some are practically mandatory depending on your loan type or location:

-Loan Requirements: FHA and VA loans often require a WDI (Termite) inspection.

-Regional Risks: If you’re in a high-radon area, a Radon test is considered essential for health.

-Property Age: If the home is over 20 years old, a Sewer Scope is highly recommended to check for root intrusion or pipe collapse.

3. Can I add these services on the day of the inspection?

In most cases, yes, provided the inspector has the equipment on the truck. However, some services (like Radon) require a 48-hour drop-off/pick-up window, and others (like Sewer Scopes) require specific camera gear. It’s always best to book them in advance to ensure your inspector allocates enough time to do the job right.

4. How much do ancillary services cost?

When bundled with a home inspection, these services are significantly cheaper than if ordered separately.

-Mold/Air Quality Sampling: Start at $375 (includes lab fees)

-Infrared Scan: FREE

-WDI (Termite): $125

-Foundation Survey: $600

5. Why shouldn't I just buy a DIY kit at a hardware store?

DIY kits (especially for mold and radon) are notorious for "false positives" or user error.

The Professional Edge: Our ancillary services use calibrated, professional-grade sensors and third-party lab analysis. We don't just tell you "there's a problem"; we give you a data-backed report that you can actually use to negotiate repairs or a price reduction with the seller.

6. Do these services take a lot longer?

Most ancillary services add about 30 to 60 minutes to the total time on-site.

7. Which ancillary service provides the "best bang for the buck"?

If we had to pick one, it's usually the Sewer Scope. A standard home inspection can't tell you what's happening underground. Finding a $15,000 sewer line collapse before you close is the ultimate "win" for a buyer, making the $200 inspection fee an incredible investment.
