A real estate inspection is a limited visual survey and basic performance evaluation of the systems and components of a building using normal controls that provides information regarding the general condition of a residence at the time of inspection. It requires the use of reasonable and appropriate tools to satisfy the requirements of the standards of practice.
While an inspection does not require specialized equipment like thermal imaging, moisture meters, or drones by default — I include infrared thermography with all residential inspections at no extra cost, and use drone technology for roofs I cannot safely walk.
