Private Sewage Disposal System (Septic) Inspection

If your property uses a private septic system, I provide a professional inspection to help you understand its condition and identify visible concerns before they become costly problems. Septic inspections are especially important when buying, selling, or maintaining a home that is not connected to a public sewer system.

What Does a Septic Inspection Look Like

A Septic Inspection involves inspecting the tank lids, locating the drain field, and proximity of any known water wells, underground cisterns, water supply lines, bodies of water, sharp slopes or breaks, easement lines, property lines, soil absorption systems, swimming pools, or sprinkler systems is determined. I take samples of the sludge to identify problems with the system and/or when the tanks need to be pumped. Inlet and Outlet baffles are inspected for damage to ensure the system is operating efficiently. Any leakage in the system is identified with a dye test. As always, any deficiencies are noted with pictures in the report.

    I inspect the tank location, access covers, and accessible components for visible damage or leakage.

  • Sludge & Scum Levels

    When accessible, I evaluate waste levels to help determine whether servicing may be needed.

  • Inlet & Outlet Piping

    I check accessible piping for signs of blockage, damage, or improper flow.

  • Drain (Leach) Field

    I observe the drain field for indicators of failure, including standing water, odors, or saturated soil.

  • Distribution Components

    If present and accessible, I inspect the distribution box for proper wastewater flow.

  • Site Conditions

    I assess grading and drainage that may impact system performance.

FAQs

1. Isn’t a septic inspection included in a standard home inspection?

No. Standard home inspections are "visual and non-invasive," meaning the inspector won't dig up your yard to find the tank. A septic inspection is a specialized service that requires locating the tank, opening the lids, and often using cameras to see what’s happening inside the pipes and the drain field.

2. Should the tank be pumped before or during the inspection?

During. This is a critical distinction.

-If the tank is pumped before the inspector arrives, they can’t see if the system is "backing up" under normal liquid levels.

-We prefer to see the system at its operational level first, then have it pumped so we can inspect the physical condition of the tank walls and baffles for cracks or corrosion that would otherwise be hidden under the waste.

3. What are the "Red Flags" of a failing septic system?

During our walk-through, we look for:

-Unusually Lush Grass: If one patch of your lawn looks like a tropical rainforest while the rest is dry, the drain field may be leaking effluent to the surface.

-Soggy Ground/Odors: Standing water or "septic smells" in the yard.

-Slow Drains/Gurgling: If all the toilets in the house gurgle when the laundry runs, the system is likely struggling to process water.

-Backup: The most obvious (and unpleasant) sign of failure.

4. How long does a septic system last?

With proper maintenance (pumping every 3–5 years), a conventional septic system can last 20 to 30 years. During our inspection, we try to determine the age of the system to help you estimate how much "life" it has left before a major replacement is needed.
