Engineer’s Foundation Evaluation - $500
The purpose of an Engineer’s Foundation Evaluation is to have an Engineer investigate and determine, to the extent possible, the foundation's current condition and any necessary repairs that may be needed immediately and/or in the future.
I, through a partnership with Noble Engineering Services, understand that foundation issues can be a cause for concern for property owners, and we aim to provide clear and concise information to help you make informed decisions about any repairs needed for your property.
The evaluation by our team generally includes:
Documenting visual observations made during a physical walkthrough
Observing factors influencing the performance of the foundation
Conducting an interview of occupants/owners/managers regarding a history of the property and foundation
Reviewing pertinent information including Geotech reports, construction drawings, field reports, and repair docs
Providing elevation, deflection, and tilt calculations to assess foundation performance and establish a baseline
Providing a detailed conclusion and Executive Summary.
I, through a partnership with Noble Engineering Services, can perform a Housing and Urban Development (HUD) structural engineering inspection to meet the requirements under the Permanent Foundations Guide for Manufactured Housing (PFMGH).
Our team will visually assess the existing foundation and determine if a permanent foundation is present, attached, sound, and fully supported per the PFMGH requirements for HUD.
Our team can then customize an engineering report for you and your lender (depending on VA, FHA, or Conventional financing).
The purpose of an engineering inspection review is to assess the home or condo inspection report for signs of structural or foundation deficiencies. An Engineer will analyze the visual evidence presented, such as cracks, sloping floors, or other potential indicators of foundation movement, and provide a professional opinion on whether there is justifiable concern that warrants further investigation.
If the findings suggest the possibility of deeper structural issues, the Engineer may recommend a full Engineer’s Foundation Evaluation where actual elevation measurements are surveyed for the purpose of calculating tilt and deflection.
This Engineering review is based solely on the visual information included in the inspection report gathered by highly trained inspectors.
